2.     You Can Have Us

Take Over Making  Payments!

This is called buying "subject to" the existing mortgage.

If there isn't enough equity in the property to sell it at a wholesale price, consider selling “Subject to the Existing Mortgage”.

If your current mortgage rate and terms are reasonable, we take over the payments for you and leave your existing mortgage in place until we're able to secure new financing for the property.

We manage the property and take on total responsibility for payments and maintenance.

Any house problems  you might have would become our problems to handle.  Typically we would have the property refinanced or resold within 12-36 months.

3.     We Can Buy The House Through A "LEASE OPTION":

If you have limited equity in the property yet still want to sell the property as quickly as possible, selling on a “lease option” may work best for you.

We would lease the property from you, guarantee your monthly rent payments, handle all necessary management details and all general maintenance of the property.

During the term of our lease, we will pre-screen applicants to find a qualified tenant buyer who will sublease the house with an option to buy the house at anytime during their lease for a pre-set price and or terms.

From there, we guarantee the payments to you and we manage the property until our tenant buyer is able to qualify for the new financing they need to purchase the property. 

This option works well for people who need to sell quickly but cannot afford to sell well below market value. It also works well for sellers who have moved away from the area where the property is located.

4. "OWNER FINANCING" or "WRAPAROUND MORTGAGE" :

Basically you as the owner would take the position of the bank. This means that we as the buyer would pay YOU a monthly mortgage payment. If you have an existing mortgage, you would pay your underlying mortgage to your lender.  A deed for the property is signed and held in escrow with a real estate attorney.

When the mortgage to you is paid in full, you in turn pay your bank and the deed is released to us or our new lender/buyer. Owner financing terms can be for as long 30 years or as short as 3-5 years with a balloon payment to you. Just about every aspect of the sale is negotiable (interest rate, term, down payment, etc.).
